What happens on a leak call
From the first call to the 24/7 leak line through dispatch, finding the source, your approval, the repair and the photo closeout.
See it step by step: What happens on a leak call →A maintenance program is only as good as what happens on the roof. Here's what an ARMS crew does on a scheduled preventive maintenance visit, what you get afterward and how often visits happen on each tier.
This is how the work runs under our Preventive Maintenance Programs service. Want it on a schedule? Compare maintenance programs.
Start with a baseline inspection. It's free with a maintenance program, and it becomes the first page of your roof record.
Request Free Baseline InspectionVisits happen on the schedule written into your program contract, not when someone finally notices a ceiling stain. We schedule routine inspections in the shoulder seasons, so crews are free when storms bring urgent calls.
Crews work under the ARMS written safety program, built to OSHA 1926 Subpart M (fall protection): roof-edge fall protection plans, ladder and access procedures, skylight protection, hot work permits for torch-applied repairs, heat illness prevention and weather stop-work criteria.
Starting from the roof plan made at your baseline inspection, the crew walks each section and checks the membrane and seams, flashings, penetrations and pitch pockets, curbs, drains, scuppers and gutters, edge metal, sheet metal and sealants. Anything that has changed since the last visit is noted and photographed.
Drains and gutters are cleared and debris is removed, so water keeps moving off the roof instead of sitting on seams and flashings.
Sealants and pitch pockets are kept up. On Strong ARMS and Fully ARMed, minor repairs are made up to the program's included labor and material allowance. Anything bigger is quoted, with photos, before work starts, and repairs over a set dollar threshold need your written approval.
Fully ARMed includes an annual infrared or EFVM moisture survey, so hidden wet insulation and membrane breaches are found before they show up inside. The results are mapped on the same roof plan.
Every visit ends with a documented report: a roof plan, dated and geotagged photos, findings, work performed, a condition rating for each section and recommendations. Strong ARMS reports include a prioritized repair list, and Fully ARMed adds a 5-year capital budget report.
Once a year we meet with you to go over the year's reports, what was found and fixed, and the plan for the next year.
Final tier inclusions are set out in your program contract. Pricing is quoted for your roofs.
