No more “the roof looked fine, we think”

What's in an ARMS roof report

Every visit produces a documented report. It's the same format for every building, and over time it becomes your roof record.

Every visit, every time

Roof plan

A plan of each roof, divided into sections so findings, photos and repairs can be located again.

Dated, geotagged photos

Every photo is time-stamped and located, so you can see exactly where and when an issue was found.

Findings

What we saw on each section: seams, flashings, penetrations, drains, edge metal, sealants and debris.

Work performed

Exactly what the crew did on the visit, including housekeeping, repairs and a photo closeout.

Condition rating per section

A consistent rating for each section, so you can see which parts of the roof are fine, which need watching and which need repair.

Recommendations

A prioritized list of what to do next, with repairs above your program allowance quoted before any work starts.

FAQ

Reporting questions

Do I get a report even for a small repair?

Yes. Every ARMS visit produces a report, whether it's a scheduled inspection, a leak call or a moisture survey.

Are reports the same across all my buildings?

Yes. We use standard report templates for inspections, repairs, moisture surveys and capital plans, so every building in your portfolio is documented the same way.

Why does it matter who keeps the roof record?

Consistent reports build into a history of each roof: what was found, what was fixed and what keeps coming back. That history is what lets you tell a maintenance issue from a failing system and plan budgets with confidence.

Start your roof record with a baseline report.

Your baseline inspection and condition report are free with an ARMS maintenance program.
