Extend, don't replace (when it makes sense)

Commercial roof restoration and life-extension repairs

Commercial roof replacement costs have risen sharply, so making a sound roof last longer is often the better financial decision. ARMS restoration work targets the sections and details that are failing, so you aren't paying to replace the parts of the roof that still work.

What's included

  • Targeted section repairs
  • Flashing rebuilds
  • Coatings over sound substrates
  • Drainage corrections
  • Moisture diagnostics to confirm the substrate is sound before coating

Want this on a schedule? Maintenance programs bundle inspections, housekeeping, repairs and reporting into one annual contract. Compare Side ARMS, Strong ARMS and Fully ARMed.

How it works

  1. Diagnose first

Coatings only belong over sound substrates. We confirm conditions, using IR or EFVM where needed, before recommending restoration.

  2. Compare the options

We lay out the repair or restoration scope against the cost of doing nothing and the cost of replacement.

  3. Do the work

Crews perform the targeted repairs, flashing rebuilds, coatings or drainage corrections in the approved scope.

  4. Maintain it

A maintenance program keeps the restored roof documented and on schedule afterward.

FAQ

Frequently asked questions

When is restoration a better choice than replacement?

When the substrate is sound and the problems are limited to specific sections, flashings, coatings or drainage, targeted restoration usually costs less than tearing off and replacing the roof.

Do you do full roof replacements?

Not at this time. ARMS focuses on maintenance, repair and diagnostics. If a roof truly needs replacement, we'll tell you and refer you to a replacement contractor.

Can you coat any roof?

No. Coatings belong only over sound substrates. Wet insulation or a failed membrane has to be dealt with first, which is why we diagnose before recommending a coating.
