Commercial roof preventive maintenance programs
Most roofs don't fail all at once. They fail one clogged drain, open seam and dried-out pitch pocket at a time. A preventive maintenance program catches those small problems on a schedule, before they turn into interior damage or an early replacement.
What's included
- Scheduled roof inspections
- Drain and gutter clearing
- Debris removal
- Seam and flashing checks
- Sealant and pitch pocket upkeep
- Minor repairs
- A documented condition report after every visit
Want this on a schedule? Maintenance programs bundle inspections, housekeeping, repairs and reporting into one annual contract. Compare Side ARMS, Strong ARMS and Fully ARMed.
How it works
Baseline inspection
We walk the roof, map it section by section and document its current condition. This becomes the starting point of your roof record.
Pick a tier
Side ARMS, Strong ARMS or Fully ARMed, sized to your roof, your budget and how much risk you can tolerate.
Scheduled visits
Inspections and housekeeping happen on the calendar in your contract, not when someone finally notices a stain.
A report every time
Each visit produces a report with photos, findings, work performed and recommendations, so you always know where the roof stands.
Roof systems we repair, service and maintain

Frequently asked questions
How are maintenance programs sold?
As annual recurring contracts in three tiers: Side ARMS, Strong ARMS and Fully ARMed. Each tier sets the inspection schedule, what's included and the response level.
How fast do you respond to emergencies on a program?
Every program customer gets priority dispatch on the 24/7 leak line, and Strong ARMS includes priority response. Fully ARMed is the only tier with a time commitment: a guaranteed 4-hour emergency response, written into the contract.
Do I get a report after each visit?
Yes. Every ARMS visit produces a documented report with a roof plan, dated and geotagged photos, findings, work performed, a condition rating for each section and recommendations.
Why does documented maintenance matter?
Most commercial roofing manufacturer warranties require documented owner maintenance. A consistent written record also makes it easier to plan budgets and to show what was done, and when. We also coordinate manufacturer warranty inspections and work with all roofing system manufacturers.
