Our services in Hall County

Maintenance-first commercial roofing: we keep the roof you have in service longer, document its condition and respond fast when it leaks.

Preventive Maintenance Programs

Maintenance programs for warehouses, plants and cold storage

Rail-served warehouses, cold storage and distribution buildings along I-985, GA 365 and Candler Highway (GA 60) have big low-slope roofs, where a clogged drain or open seam can go unnoticed for months. A program schedules drain and debris clearing, seam and flashing checks around rooftop units, and a documented report after every visit. Side ARMS covers one annual and one post-storm inspection. Strong ARMS adds spring and fall visits, with minor repairs up to an included allowance. Fully ARMed adds quarterly inspections, an annual IR or EFVM survey and a 5-year capital budget report. Pricing is quoted for your buildings.

Leak Response & Repair

Leak response over inventory, production lines and patients

When water lands on staged inventory, a production line or a medical office ceiling, call A Call to ARMS, our 24/7 leak line. Our two-person crews carry materials for every major system we service, so most leaks are fixed on the first visit, whether the problem is in a membrane, flashing, penetration, curb, drain or edge metal. Every repair gets a photo closeout, and leaks are logged by roof section, so a repeat problem on a plant or retail roof shows up in the record.

Moisture Surveys & Diagnostics (IR / EFVM)

Finding hidden water under big roofs

Wet insulation is a common problem on cold-storage and large warehouse roofs, and it rarely shows from the surface. Our company-owned infrared thermography maps wet insulation, and EFVM pinpoints breaches in the membrane. Then we scope repairs to the areas that are actually wet instead of guessing. Surveys can be ordered on their own and are included every year in Fully ARMed.

Condition Assessments & Roof Asset Reports

One roof record for every Hall County building

If you own or manage several buildings, from Oakwood business parks to Gainesville retail and medical office space, a condition assessment documents each one the same way: a roof plan, section-by-section ratings, dated photos, a prioritized repair list and a multi-year capital budget. Because every building gets the same format, you can compare them side by side and budget across the portfolio.

Restoration & Life-Extension Repairs

More service life from older roofs

Many older retail centers and plant roofs in Gainesville still have years left. Targeted section repairs, flashing rebuilds, coatings over a sound substrate and drainage corrections can extend their service life for less than a new roof. We diagnose first, so the recommendation is based on what's actually under the membrane.

No replacement to sell

ARMS only maintains, repairs and diagnoses existing roofs. We have no replacement to sell you, so you can take our advice at face value.

Our own diagnostic equipment

Infrared and EFVM equipment is company-owned, so we answer moisture questions with data instead of a visual guess.

Federal-grade QC

Our QC and safety discipline come from federal roofing work under EM 385-1-1, and we work fluently to Division 7 specifications. A distribution center gets the same standard as a federal job.

Where we work in Hall County

Rail-served warehouses and plants in Gainesville and on Candler Highway (GA 60)

Norfolk Southern's main line (its Piedmont District) runs through Gainesville, and industrial sites line the tracks northeast of the city along GA 365, where cold storage and heavy-equipment manufacturing already sit beside the rail. South of town, GA 60 leaves I-985 at Exit 20 as Candler Road and continues toward Candler and Braselton as Candler Highway. Commercial, industrial and manufacturing facilities along Candler Highway (GA 60) have rail spur access. Closer to the interstate, refrigerated warehousing, poultry processing and chemical manufacturing on Candler Road border a railroad right-of-way, and the Gainesville 85 Business Park sits between Athens Highway and Candler Road. These buildings hold inventory staged for scheduled trains and containers, so a roof leak can damage stock and throw off a shipment window as well as costing a repair.

The Gainesville Inland Port on White Sulphur Road

The Georgia Ports Authority's Gainesville Inland Port (planned as the Blue Ridge Connector) opened May 4, 2026, on White Sulphur Road about three miles northeast of Gainesville, off GA 365 and the I-985 corridor. Norfolk Southern runs direct container service between the terminal and the Port of Savannah five days a week, so the warehouses and plants around it are part of a rail-to-ocean supply chain. The Gateway Industrial Centre off GA 365 is nearby.

Business parks along I-985

Industrial growth also runs down I-985: Oakwood South Industrial Park, the parks around the H.F. Reed Industrial Parkway interchange, and Thurmon Tanner Parkway in Oakwood.

Food processing, retail and medical

Gainesville has a long history in poultry and food processing, it's northeast Georgia's main retail hub, and Northeast Georgia Health System is headquartered here. That adds plant roofs with exhaust and rooftop equipment, shopping-center roofs over many tenants, and medical office roofs crowded with rooftop units.

Typical Hall County buildings and roofs

  • Rail-served warehouses and cold storage. Large low-slope roofs over staged inventory; drains, curbs and hidden moisture.
  • Distribution and logistics warehouses. Large TPO, EPDM or metal roofs; drains, seams and dock-side edge metal.
  • Manufacturing and food processing plants. Heavy rooftop equipment and penetrations; exhaust areas; PVC or TPO is common.
  • Retail, medical office and outpatient. Single-ply, modified bitumen and older BUR roofs crowded with rooftop units.

FAQ

Commercial roofing in Hall County: FAQ

What does a preventive maintenance visit include?

Each scheduled visit includes an inspection, drain and debris clearing, seam and flashing checks, and roof housekeeping, plus minor repairs on Strong ARMS and Fully ARMed. Every visit ends with a documented report with photos and section ratings.

Should I use infrared or EFVM on my warehouse roof?

Infrared thermography is best for mapping wet insulation across large areas. EFVM pinpoints breaches in the membrane itself. We own both and recommend whichever fits your roof and the question you need answered, or both when that's what it takes.

Will you tell me if I need a new roof?

Yes. We don't sell replacements, so we have no reason to push one. If a roof can be repaired or restored, we'll say so. If it truly needs replacing, we'll tell you plainly and refer you to a replacement contractor.

What happens if a roof leaks after hours?

Call the 24/7 leak line, A Call to ARMS. Program customers get priority dispatch, and Fully ARMed contracts include a guaranteed 4-hour emergency response. After-hours and weekend calls are billed at premium rates, and we explain the rate when you call.

Do you maintain warehouse roofs near the Gainesville Inland Port and on Candler Highway?

Yes. We maintain and repair rail-served warehouse, cold storage, distribution and manufacturing roofs along the Norfolk Southern line northeast of Gainesville, around the inland port on White Sulphur Road, and at the rail-spur commercial, industrial and manufacturing facilities along Candler Highway (GA 60) south of Gainesville.

Which Hall County cities do you serve?

Gainesville, Oakwood, Flowery Branch, Lula, Clermont, Gillsville and unincorporated Hall County, including Candler and the Candler Highway (GA 60) corridor. Call to confirm your location.
