Why ARMS

Up in ARMS about leaks? We're not.

Building owners overspend on reactive repairs and on replacing roofs too early. We built ARMS to fix that.

Maintenance-first, not replacement-first

We don't sell roof replacement, so we have no reason to push you toward one. We earn our keep by keeping your existing roof in service.

In-house IR and EFVM diagnostics

We own infrared thermography and EFVM equipment, so we can find moisture and trace leaks instead of relying on a visual walk-over.

Federal-grade QC and safety

The discipline of federal work, including EM 385-1-1 and Division 7 specification fluency, applies to every job we do.

One reporting standard for every roof

Each visit produces the same standardized digital report, so a portfolio of roofs reads like one record.

Documented reporting

Every visit ends with a report you can actually use

A roof plan, dated and geotagged photos, findings, work performed, a condition rating for every section and recommendations. The format is the same for every building you own, and over time it becomes your roof record.

FAQ

Commercial roof maintenance questions, answered

Do you replace roofs?

No. ARMS maintains, repairs and diagnoses existing commercial roofs. Not selling replacements is the point: we have no incentive to push one. If a roof truly needs replacing, we'll tell you plainly and refer you to a replacement contractor.

What types of commercial roofs do you work on?

We repair, service and maintain commercial steep-slope and low-slope roofs, including TPO, PVC, EPDM, modified bitumen, built-up (BUR), metal and shingle systems. We also repair roofs damaged by spray-foam applications.

What is the free baseline inspection?

When you sign up for an ARMS preventive maintenance program, your baseline inspection and condition report are free. It documents where your roof stands today and becomes the starting point of your roof record.

What does "A Call to ARMS" mean?

It's our 24/7 emergency leak line. Call it any time water is coming in. Maintenance program customers get priority dispatch.
